論文中文摘要:建築資訊模型(Building Information Modeling, BIM)特性可協助設施維護管理(Facility Management, FM)資訊視覺化及隨作業即時性更動,進而有效進行建築物BIM-FM模型管理及營運維護資訊整合,BIM導入設施管理研究議題日增,然少數研究對於營運維護管理階段導入過程整備及因應模式詳加探討。故本研究以既有建築物工程為研究標的,透過文獻回顧探究現行BIM導入設施管理(BIM-FM)模式之不足,提出BIM-based建築物設施管理模式,藉由規劃、人員、文件、流程與模型組成之需求架構、策略建置及既有維護管理模式為基礎,延伸發展BIM-FM前置導入環境與標準項目準備、BIM-FM模型資訊考量流程與整備執行、BIM-FM導入實務維護管理應用整合等作業模式,輔助導入單位依據BIM-FM導入模式逐步實踐於既有維護管理作業流程中。最後透過校園營繕單位導入建築設施維護管理作業之案例,驗證模式於營運維護管理階段初期導入規劃與整備作業之效益與困難,藉此回饋強化BIM-FM導入模式,以做為未來導入作業執行之依據與參考。
論文英文摘要:There are numerous researches and applications of building information modeling (BIM) for faculty management (FM) recently. With the integrated assistance of BIM for FM, the performance of FM can be improve effectively for owners during the operation phase. However, most of previous researches and applications focused on the developments of BIM-related FM applications or systems based on literature reviews. Few studies are paid attention to develop practical BIM-based facility management frameworks and approaches for owners of buildings. Therefore, the study proposes frameworks and models of BIM-based facility management for owners during the operation phase. The study identifies pre-implementation model, implementation model, and integration model to meet requirements of BIM implementation for FM. The proposed frameworks and models include required mechanisms, documents, and flowcharts for pre-implementation model, implementation model, and integration model. Furthermore, the proposed frameworks and models were then applied in selected building case studies in Taiwan to verify the proposed approaches and demonstrate its effectiveness in practice. The results demonstrate that BIM implementation for FM are improved effectively using proposed frameworks and models through the case study. Then, this study identifies the benefits, facing problems, and limitations regarding to proposed frameworks and model. Finally, conclusion and suggestion are summarized for further researches and applications.
